Initial Meeting & Inspection:
Before making any decisions you should meet with the person that you have selected to work with to complete your project.
The first thing You need to decide is whether or not it's a good fit. In order for a smooth installation process you have to be able to communicate effectively with whoever you'll be working with. This person should be your Single Point of Contact through the process in order to keep things Simple for yourself.
Next you'll need an Initial Inspection. This is a Very Important Step and may take place at the same time as the Initial Meeting or may be scheduled shortly thereafter.

the cost of your New Roof.
Whatever direction you go to finance your Re-Roof you should understand the:
Financing/Claims Process,
Expectations of all parties, Terms, and
Personal Credit Impact Involved.
The Contract:
Understanding the contract, what you are agreeing to, and what each party is responsible for is crucial in any construction project.
Make sure that you review the Entire contract (all pages Front & Back) and understand it. Don't be afraid to ask as many questions as you need to, to understand what Is and Is Not included in the contract. This will avoid any unwelcome surprises later!!
When it comes to a re-roof there are many potential variables that need to be considered and/or included in the contract. This is why a thorough initial inspection is Crucial to providing an accurate estimate. Often, things have to be removed in order to re-roof your home i.e. gutters, solar panels, satellite dishes, etc. re-installation of these items is often
NOT INCLUDED in the standard re-roof contract.
A good Contractor/Liaison will have relationships with local specialty contractors that can be sub-contracted to include these re-installation costs in your re-roof estimate & contract. Understanding what is and is not included is crucial to avoiding excessive change orders that can Significantly increase total cost if not addressed early in the process!!
Your Contractor/Liaison should review ALL documents with you and make sure that you have a clear understanding of
EVERYTHING before moving forward!!
Delivery & Start Dates:
Once the contract is signed your Contractor/Liaison will begin the process of pulling permits and scheduling material delivery & expected Start/End dates. Once the permit is approved your Contractor/Liaison should reach out to you to let you know that you have been approved and what dates & times materials & equipment like shingles, hardware, dumpster/trailer etc. are expected to be delivered and what is Expected of You (i.e. Moving needed vehicles out of the garage or clearing driveway areas.) Often Dumpsters/Trailers are parked in the driveway; Shingles are often delivered by a large truck and fed onto the roof with a crane or conveyor before the project starts. Proper communication avoids inconveniencing you any more than Necessary to complete the project.
The Installation Process:
Time to Start the Exciting Part!!
First the crew will come and remove the existing roof, attachments (solar panels, gutters, satellite dishes, etc.), metal (flashing, drip edge, etc.), and underlayments.
At this point the state of your current roof deck (the wood under everything) will be inspected and re-nailed as necessary to the trusses.
Then you will be notified of any or necessary repairs,
with a change order to the contract.
**A good initial inspection will give you an idea of what may arise ahead of time. There is usually additional costs that arise during this phase as there's no efficient way to completely inspect this before removing the existing roofing material.
**Some Contractors include a few sheets of plywood in the Initial Estimate as there's usually some replacement required.
Inspection Time!!
Once the "Tear Off" is completed a Sheathing Deck & Fastener Inspection takes place. The installation can not continue until the roof deck has passed this inspection.
Next the crew will install the Water Barrier, Synthetic Underlayment or roofing felt (2 layers are Required by Florida code), and Metal (flashing, drip edge, etc.).
Inspection Time!!
Once this is complete it's time for the Water Barrier & Metal Inspection. The installation can not continue until this inspection has passed. Finally the crew will install your roofing material (Shingles, Tile or Metal) and any other items that were included in the contract and clean up the construction premises.
Inspection Time!!
At this point the Final Inspection takes place. Once this inspection has passed the installation process is complete and any final payments to the contract must be Paid in Full to avoid a lien being placed on your home for non-payment.
