What Should Happen & What Information You Should Know.




Time to get Your Roof Inspected:



What to expect during a roof inspection depends on the purpose of the inspection.


First there will be an Initial Inspection usually done by your Licensed Contractor, a trained Liaison, or Sales Representative. Then once the process starts there are 3 further inspections by Certified City Inspectors for proper installation of all layers and code compliance.



Initial Inspection:





Very Important Information!!!



This Inspection should cover ALL of the parts that make up your roof in order to get a Clear View of the Functional Status of your existing roof.


This is a VERY Thorough Process!!


The inspector should Only take Chalk, Camera or Phone & Tape Measure on the roof. There are No Tools required for an inspection!!


Beware of anyone trying to take tools on your roof during an inspection Scammers will damage your roof ("Salting") to try and get an insurance claim and if it doesn't work you're left Needing a New Roof!!

If someone jumps up on your roof for a few minutes and comes back saying you "NEED a New Roof; or worse "We'll get you a Free Roof from your Insurance". PLEASE proceed with caution,

better yet Avoid Entirely!!


The inspection should cover the following:


Roof Deck.

Gutter Connections.

Chimney.

Skylights.

"Protrusions" (vents, attic fans, etc.)

Flashing.

Inside the Attic.


Once the inspection is done your inspector will review the findings and pictures with you and discuss your options moving forward.


**Optional: You may purchase a thorough report on the findings

(including pictures), as well as a secondary report detailing the dimensions, complexity & protrusions of your roof and what will need to be removed that may incur additional costs to re-install. Along with the Job Estimate these reports will give you a thorough evaluation of your roofing needs and what Is and Is Not included in the Contract.

Insurance inspection:





**This inspection applies when filing an insurance claim**



For this inspection an inspector (often 3rd party) will come out, do an inspection, and write up a report for the insurance company. The insurance company will use this information to make their determination on your claim.

Sheathing Deck & Fastener Inspection:





The first in process inspection.




For this inspection an inspector will come out from the respective city or county from where the permit was pulled. This Inspection is done once the old roofing is stripped and any repairs have been done to the plywood decking. It ensures that the old decking is in proper condition and that the new & old decking have been secured to the trusses by fasteners placed at code required spacing.




Water Barrier & Metal Inspection:





The second in process inspection.




For this inspection an inspector will come out from the respective city or county from where the permit was pulled. This inspection occurs once the water resistant underlayment, drip edge, flashing and any valley metal/membranes are properly installed. It ensures that the underlying water proofing layers are properly installed and in place for maximum water intrusion protection.



Final Inspection:





Performed upon completion.




For this inspection an inspector will come out from the respective city or county from where the permit was pulled. This inspection occurs once the entire installation is finished and all construction debris has been removed from the roof and property.
