This Inspection should cover ALL of the parts that make up your roof in order to get a Clear View of the Functional Status of your existing roof.
This is a VERY Thorough Process!!
The inspector should Only take Chalk, Camera or Phone & Tape Measure on the roof. There are No Tools required for an inspection!!
Beware of anyone trying to take tools on your roof during an inspection Scammers will damage your roof ("Salting") to try and get an insurance claim and if it doesn't work you're left Needing a New Roof!!
If someone jumps up on your roof for a few minutes and comes back saying you "NEED a New Roof; or worse "We'll get you a Free Roof from your Insurance". PLEASE proceed with caution,
better yet Avoid Entirely!!
The inspection should cover the following:
Roof Deck.
Gutter Connections.
Chimney.
Skylights.
"Protrusions" (vents, attic fans, etc.)
Flashing.
Inside the Attic.
Once the inspection is done your inspector will review the findings and pictures with you and discuss your options moving forward.
**Optional: You may purchase a thorough report on the findings
(including pictures), as well as a secondary report detailing the dimensions, complexity & protrusions of your roof and what will need to be removed that may incur additional costs to re-install. Along with the Job Estimate these reports will give you a thorough evaluation of your roofing needs and what Is and Is Not included in the Contract.
